  • How can I submit a rental application?

    You have to be at least 18 years old. If you aren't under 18, click here to use our online portal for submitting an application.


    All persons over the age of 18 must apply if they are going to be residing in an apartment, condo, or single-family residence


    Incomplete applications, lies & omissions on application are grounds for denial

  • How do I pay my rent?

    Log into your online portal to pay your rent. If you are not yet registered, please create an account here!

  • How do I submit a maintenance request?

    Please submit a maintenance request through the tenant portal

    1. From the Home or Maintenance tab, click Request Maintenance.
    2. Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.
  • How do I submit an after-hours non-emergency maintenance request?

    For non-emergency maintenance requests, please submit a request through your tenant portal.


    For emergency maintenance, please call us at 509-765-8288. You may leave a voicemail.

    • Water leaks and burst pipes - Please turn the main water shutoff off and then call your property manager.
    • Fire and/or smoke inside the property - Please leave home, call 911 then your property manager.
    • Gas odor/carbon monoxide detector alarming - Please leave home, call gas company or 911, then your property manager.
    • Loss of heat
    • Loss of running water (hot or cold) except neighborhood outages
    • Loss of power, except neighborhood outages or failure to pay electricity bill
  • Who is responsible for paying for repairs & maintenance requests?

    Residents are responsible for reporting any maintenance issues or needed repairs via the portal as soon as possible, in order to prevent further damage or safety hazards. The landlord is responsible for paying for repairs and maintenance unless the damage was caused by the resident's actions, negligence or their invitees including, but not limited to drain stoppages and debris stuck in garbage disposal.

  • Do I need renters insurance?

    Yes, all the tenants need to have renters insurance before moving in. You have to show a renters insurance confirmation before getting the keys.

  • What could I do to waive the late rent fees?

    We aren't able to waive any late rent fees. Our late charge policy complies with Fair Housing Laws. We treat all tenants equally.

  • What's the pet policy?

    The pet policy depends on the terms in each specific lease agreement. When you already have a pet and you want to add an extra one, please call our office first. We will process every request separately depending on the lease terms.

  • How often should a renter change the HVAC filters and batteries in the smoke detector and C/O detector?

    It is recommended that tenants change their HVAC filters every 1-3 months depending on how often they use their heating or cooling systems. It is also recommended to change the batteries in smoke detectors and carbon monoxide detectors at least once a year. However, tenants should refer to their lease agreement or contact their landlord or property management for specific guidelines on maintenance and upkeep.
